Inspect with purpose. Document with care.

Technology with a purpose

Every reading needs context. Every finding needs evidence.

Good snagging starts with an experienced inspector. Our tools support that judgement: helping us investigate concerns, compare readings and make observations easier to understand.

We select equipment according to the property, agreed inspection scope, safe access and site conditions. Relevant findings are documented with their location, photographs, priority and recommended next steps.

Representative thermal imaging camera used for property inspection
Moisture & temperature

Thermal imaging camera

See temperature patterns that the eye cannot.

A thermal camera maps surface temperatures. Our inspectors use it to investigate unusual hot or cold areas around ceilings, walls, windows and accessible AC components. These patterns can help direct further checks for cooling irregularities, insulation discontinuities or possible moisture-related concerns.

Where we use it

  • ·Temperature differences around AC outlets
  • ·Unusual patterns near windows and ceilings
  • ·Areas that need a closer moisture check

In practice

A cool patch below an AC route may prompt a moisture-meter check and a closer visual inspection.

Representative moisture meter used for property inspection
Moisture & temperature

Moisture meter

Investigate dampness before it becomes obvious.

A moisture meter helps screen accessible building surfaces for elevated moisture indications. We compare suspect areas with nearby reference areas and interpret the readings alongside staining, bubbling paint, odour and other visible signs. This helps focus the investigation and document where further attention may be needed.

Where we use it

  • ·Walls beside bathrooms and kitchens
  • ·Ceilings with staining or paint damage
  • ·Accessible surfaces near suspected leaks

In practice

An elevated reading beside a shower may support a recommendation to investigate the adjacent plumbing or waterproofing.

Representative airflow meter / anemometer used for property inspection
Air conditioning

Airflow meter / anemometer

Turn a weak-airflow concern into an observation.

An anemometer measures air velocity at accessible supply outlets. We use it to support observations of air distribution, compare outlets under similar conditions and investigate rooms where airflow appears weak. Readings are considered together with AC operation, grille settings and accessible visible components.

Where we use it

  • ·Air movement at accessible AC grilles
  • ·Differences between comparable outlets
  • ·Basic ventilation and cooling observations

In practice

One outlet with noticeably lower air velocity than neighbouring outlets may warrant an HVAC contractor's investigation.

Representative infrared thermometer used for property inspection
Air conditioning

Infrared thermometer

Check surface temperatures quickly.

An infrared thermometer provides a quick, contact-free surface-temperature reading. It helps compare accessible surfaces and identify areas requiring a closer check. During cooling observations, it can support comparisons of grille and surrounding surface temperatures while the system is operating.

Where we use it

  • ·Surface-temperature comparisons
  • ·Accessible AC grille surfaces
  • ·Unusually warm or cool finishes

In practice

A grille surface that remains unusually warm while cooling is operating may justify further AC checks.

Representative socket tester used for property inspection
Electrical

Socket tester

Screen accessible power outlets.

A plug-in socket tester supports basic checks of compatible, energised socket outlets. Its indicators can highlight certain wiring conditions, such as some missing connections or polarity problems, depending on the tester and wiring arrangement. Any abnormal indication is documented for investigation by a qualified electrician.

Where we use it

  • ·Accessible compatible socket outlets
  • ·Basic wiring-indicator patterns
  • ·Outlets requiring specialist follow-up

In practice

A socket showing an unexpected indicator pattern may prompt a recommendation for an electrician to investigate the circuit.

Representative digital clamp meter used for property inspection
Electrical

Digital clamp meter

Measure current without breaking the circuit.

A clamp meter measures electrical current by clamping around a conductor. It helps compare current draw on accessible circuits and supports observations of electrical load patterns. Readings are interpreted alongside visible equipment ratings and operating conditions.

Where we use it

  • ·Accessible circuit current checks
  • ·Load comparisons between similar circuits
  • ·Observations of electrical equipment draw

In practice

An unusually high current reading on a circuit may warrant further investigation by a qualified electrician.

Representative laser distance meter used for property inspection
Finishes & dimensions

Laser distance meter

Measure rooms and openings with precision.

A laser distance meter provides accurate measurements of rooms, openings and accessible dimensions. We use it to verify room sizes, compare as-built dimensions with plans and document spatial observations.

Where we use it

  • ·Room and opening measurements
  • ·As-built dimension verification
  • ·Spatial documentation for reports

In practice

A measured room dimension that differs from the plan may be documented for the client's reference.

Representative spirit level used for property inspection
Finishes & dimensions

Spirit level

Check that surfaces are true.

A spirit level checks whether surfaces are level or plumb. We use it to verify the alignment of tiles, worktops, shelves, doors and other visible finishes. Deviations are documented with photographs and measurements.

Where we use it

  • ·Tile and worktop alignment
  • ·Door and frame plumbness
  • ·Shelf and fixture levelness

In practice

A visibly sloping worktop may be documented as a finishing defect requiring correction.

Representative tile tapping rod used for property inspection
Finishes & dimensions

Tile tapping rod

Listen for hollow spots behind tiles.

A tile tapping rod produces a sound when tapped against tiled surfaces. Hollow sounds may indicate voids, debonding or poor adhesive coverage behind the tile. We compare sounds across multiple tiles and document areas of concern.

Where we use it

  • ·Wall and floor tile adhesion checks
  • ·Hollow-sound comparison across tiled areas
  • ·Areas with visible cracking or movement

In practice

A hollow sound across several adjacent tiles may prompt a recommendation for further investigation.

Representative endoscope / inspection camera used for property inspection
Access & visibility

Endoscope / inspection camera

See into spaces that are hard to reach.

An endoscope is a flexible camera that can be inserted into small openings to inspect concealed spaces. We use it to look behind access panels, inside ducts and into other accessible voids where visual inspection is otherwise impossible.

Where we use it

  • ·Behind access panels and hatches
  • ·Inside accessible ducts and voids
  • ·Under raised floors and behind fitted furniture

In practice

An endoscope inserted behind a bath panel may reveal concealed pipework or insulation conditions.

Representative telescopic inspection mirror used for property inspection
Access & visibility

Telescopic inspection mirror

Look around corners and behind obstacles.

A telescopic inspection mirror extends to view areas behind obstacles, above ceilings and in other hard-to-see locations. It helps document conditions without requiring destructive access.

Where we use it

  • ·Behind fitted furniture and appliances
  • ·Above accessible ceiling voids
  • ·Around corners and behind pipework

In practice

A mirror extended behind a kitchen unit may reveal incomplete tiling or plumbing conditions.

Representative inspection ladder used for property inspection
Access & visibility

Inspection ladder

Reach high-level areas safely.

An inspection ladder provides safe access to high-level areas such as ceilings, roof voids and upper wall sections. We use it to inspect areas that would otherwise be inaccessible from floor level.

Where we use it

  • ·Ceiling and roof void access
  • ·High-level wall and window inspection
  • ·Accessible loft and attic spaces

In practice

A ladder may be used to inspect a ceiling void for insulation condition, water staining or structural observations.

Common questions

Frequently asked questions

Will every tool be used at my property?

Not necessarily. The inspector selects equipment relevant to your property, agreed scope and findings. Safe access, working utilities and operating conditions affect which checks can be performed.

Can these tools detect every hidden defect?

No. Property snagging is a visual, non-invasive inspection of accessible areas. Instruments support screening and investigation; they cannot reveal every concealed defect or guarantee future performance. Where appropriate, we recommend specialist follow-up.

What should be ready before the inspection?

Please arrange building access and any required permission. Working electricity, water and an operational AC system enable more meaningful functional checks. Let us know in advance if utilities or access will be restricted.

Are the photographs the exact tools used on the day?

The photographs illustrate equipment categories. Brands, models and individual equipment may vary. The inspection scope and suitability of each tool matter more than the product pictured.
