Professional snagging inspections in Dubai start from AED 799 for a studio apartment and from AED 999 for a one-bedroom apartment. Townhouses start from AED 1,999 and villas from AED 2,499. Penthouses, large villas and commercial properties are quoted individually after a scope review.

What affects the price
Five factors determine where your property sits within — or above — the guide range:
- Property type: an apartment inspection is priced differently from a townhouse or villa, which includes safe, accessible external areas
- Built-up area and room count: more rooms and larger floor areas take more inspection time
- Location and access: community, parking, permits and developer access procedures affect scheduling
- Furnished status: a furnished-unit scope includes basic accessible checks of installed appliances and visible furniture condition
- Agreed scope: external areas, roofs or specialist items are included only where expressly confirmed in the quotation
What the fee includes
The fee covers the full on-site inspection within the agreed scope and a photo-led report delivered within 8 hours after the inspection is completed. Every finding is documented with photographs, a room-by-room location and a severity label — Critical, Major, Minor or Advisory — so the report is ready to share with your developer or seller.
There are no hidden charges: the fee confirmed in your accepted quotation is the fee you pay. If the property turns out to differ from what was described — for example a much larger built-up area — any change is discussed with you before the inspection proceeds.
Reinspection pricing
After the developer or contractor reports items as rectified, a reinspection visually reviews the apparent status of the previously reported items. Reinspections start from AED 399. A reinspection is a focused service: it reviews the earlier findings, and it is not a certification that concealed work was completed correctly.
