Same standard, different scope
Whether it is a studio or a six-bedroom villa, the inspection standard is identical: a systematic, visual and non-destructive review of everything visible, reasonably apparent and safely accessible, documented in a photo-led report delivered within 8 hours after the inspection is completed.
What changes is the surface area that standard is applied to. An apartment is a self-contained interior unit; a villa adds levels, external envelope and outdoor areas. That difference drives the scope, the time on site and the fee.
What a villa inspection adds
Subject to safe access and the agreed scope, a villa or townhouse inspection can include elements that simply do not exist in an apartment:
- Roofing and accessible roof areas, where reachable without unsafe access
- External walls, render, boundary walls, gates and fencing
- Gardens, driveways, paving and drainage around the plot
- Terraces, balconies and external staircases on multiple levels
- Plant rooms, irrigation and outdoor fixtures where included in scope
- Garage, maid's room and service areas typical of villa layouts
What apartment inspections focus on
Apartment scope concentrates on the interior unit and its immediate external surfaces:
- Every internal room: walls, ceilings, floors, paint and finishing
- Joinery, kitchen cabinetry, wardrobes and internal doors
- Bathrooms: sanitary ware, sealant, grout, tiling and drainage
- Windows, glazing, seals and balcony doors
- Balcony floor, drainage and balustrade where safely accessible
- Accessible switches, sockets, AC controls and observable airflow
Time and price differences
More scope means more time on site, and the pricing reflects that. Apartment inspections start from AED 799 for a studio and from AED 999 for a one-bedroom. Townhouses start from AED 1,999 and villas from AED 2,499. Penthouses, large villas and commercial units are quoted individually after a scope review.
Whatever the property type, the fee is fixed in your quotation before the booking is accepted — no surprises on the day. The exact fee depends on built-up area, location, access, furnished status and the agreed external scope.
Access and logistics
Apartment access usually involves the developer's handover team or building management: passes, lift access and parking. Villas add plot-level considerations — gate access, outdoor safety and sometimes pets or occupied neighbouring plots. In both cases, the client arranges lawful, safe access, and utilities should be connected so systems can be checked.
For villas, tell us upfront about external features: pools, pergolas, outdoor kitchens or large plots may need additional time or specialist inspection, and are included only where expressly within the agreed scope and safely accessible.
Which to choose when you request a quote
The quote form asks for property type — apartment, townhouse or villa — plus community and approximate size. Those three answers are enough for an exact, no-obligation quote and confirmed availability. If your property is unusual — a duplex penthouse, a very large villa, a furnished unit — mention it in the notes so the scope and fee are right the first time.
